Logistics customer story: DHL Supply Chain

DHL are Goodman’s second largest customer globally by space occupied.

DHL is the global market leader in international express, overland transport and air freight, and also offers customers everything from courier pick-up to supply chain management. DHL operates out of 220 countries and territories and has a global workforce exceeding 320,000 employees.

Goodman Kangqiao Distribution Centre is the China headquarters of DHL Supply Chain, and the biggest warehouse DHL leases in China, with 400,000 pallets of goods processed here annually. Located in the heart of the Kangqiao Industrial Zone in southeast Shanghai, Goodman Kangqiao Distribution Centre enjoys great accessibility to Pudong International Airport, Shanghai downtown, Yangshan Port and Waigaoqiao Port.

Challenge

DHL Supply Chain required a new, larger facility for their China Head Office and FMCG distribution hub. The biggest challenge was to build maximum area of warehouse with the required loading space in an L-shape.

DHL’s key requirements for the new distribution hub included:

  • 6 tonnes per square metre loading (normal specifications are 3 tonnes per / sqm)
  • 12.5 metre warehouse clearance (normal specifications are 9 metres)
  • A long mezzanine corridor to link all compartments with storage loading 1 tonne per / sqm
  • A 3,000 sqm temperature control room
  • Office space to accommodate more than 200 people

Solution

Goodman worked in close consultation with DHL to design a high clearance, purpose built facility, which would maximise the site coverage and warehouse area ratio. In addition, the roof structure of the office building has the capability to add an extra storey, to allow for DHL’s future growth. Sustainability was also considered in building design. Some of the features included were LED lighting in all warehouses and rooftop solar panels for hot water supply.  These features provide DHL with a reduction in their energy and water expenses.

Results

Goodman successfully delivered a logistics space on time, allowing DHL to move in and commence their logistics operations smoothly. This project represents Goodman’s first built-to-suit (BTS) project in China, and was completed in 2007 with the highest specifications in the market at that time. DHL is currently planning to expand both the warehouse and office space.
